If yes, it become appurtenant (attached and part of) to the land.If yes to both, then you have an unlawful detainer matter.

You get the principles of RE, legal aspects of general business/contract and RE law, local customs, math needed, appraisal techniques and valuations, contract reviews and the basic flow of a transaction (any transaction), you get standards of ethical conduct, an understanding of what others do, title searches, laws of agency relationships and how others involved in a transaction must operate.

dont get me wrong there are a number of legit real estate courses out there, but none of them tie into those two techniques.

I just got back from court for an unlawful detainer action.

I have unlimited amounts of time to leverage because I don't work, but I am spending many hours a day reading, watching, and listening, and hoping it will all open up to me.I don't even know what techniques I want to focus on.

Normally, they would say "what do you mean by that", which is a perfect opener for the various techniques I use (Subject, To, Wrap, Lease Option, etc) and that it didn't require fixing up the house or house "showings".

That's a classic risk versus reward argument, and there are arguments in favor of either technique.  

@Michael Haas I'm guessing so because even the landlord tenant act says "You may have heard that it is unlawful to evict someone in the winter but this is not true."

Since we are pretty locked down, developing a marketing plan and practicing some of these techniques had been a way to fill the time and learn a lot for me.
