I'm honestly baffled why there is even a debate about this.Better to pay cash or draw against a pre-arranged line of credit for short term deals, rehabs, and flips that require speed.I browsed through this thread and didn't really see any mention of what income tax does to your income on long term holdings that are debt free.On stable, boring single family residential, 60-70% medium to long term debt is definitely in order.

I have had a number of Section 8 voucher holders contact me on vacant rentals in the past where I already knew the "net to landlord" from Section 8 was less than the rent I could get from a non-subsidized tenant, and I would inform the Section 8 callers of that; to which they would occasionally reply that they would be willing to pay the difference as a "side arrangement" outside of the Section 8 payment.

My husband and I returned from our honeymoon and they had left a wine basket in our living room (they had a key to bring in our mail) for a wedding present.Because of the arrangement, I am probably more friendly with my tenants than most BPers would recommend.

First off I have never entered into a Subject-To arrangement so take my advice with a grain of salt....To me it sounds like Option #2 would be a good choice.

The two who still pay in cash have deposit-only bank cards and deliver their rent to the bank.We are experimenting with our building management/monitoring system and IoT ideas (RFID tags/EMV cards) to bring additional services to our tenants (bicycle rentals, parking arrangement with local "smartmeter" service, etc).

I am pretty sure I remember him saying that in his entire career, he had never seen the trash in a dumpster so meticulously arranged and the available space just absolutely maximized as I had it.
