What are your goals with real estate? 

We listed both buildings in a single listing to sell together,  but after a few months and no dice, we decided to list them separately at a lower price.  

The system is designed this way.For any tax benefit, for instance the STR loophole, you may qualify in one year, not qualify the next year, then qualify again the year after that.

The purchase was $375,000 and the rest was used for renovations.My cost bases in the building will be around $740,000.I refinanced the building with a $900,000 loan.I have an offer on the building of $1,400,000Total capital gains would be about $660,000So, my question is after selling the property (for easy math) lets say I walk away with $500,000 after paying off the bank loan.

I lost a listing where an agent told the client that they knew me, which they didn't and said I mostly only do commercial real estate - 98% of my business is residential 4.

This will be my first step into Real Estate Investing so its really exciting/scary for me so anything helps!
