I’ve been wondering about comps to use for the needing repair property and the remodeled one.I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one.How do we go about this?

Here are the variables that need to come to a lender to get qualified for loan:ExperienceCreditCash (probably 25% down + closing costs + reserves)Net worth (usually 1:1 with exceptions for lots of experience)If you don't have ALL of these, then you need a partner that will fill in the rest of the gaps.FYI, for commercial type loans in the private space, your income is almost entirely irreverent.

Look at what comps say for other duplexes sold in the area....NOT what others are selling for...but what others have sold for recently and then drop your asking price accordingly.Hope this helps.
