Its hard to guess but is it unreasonable to think their computer matching systems looks at the balance sheet Sch L of any S Corp that does a Revocation?

That's because of the matching concept of the Internal Revenue Code, which says you must match income and expense to the period in which it occurred.

If you can still match the cost of owning the property, increasing property taxes, maintenance, and market rates without bringing the property up to market rents then i wouldn't raise rent by $250 per month.

Your rental rate suggests this is a higher end home so I would go with higher end finishes to match.
