We (my husband and I) are looking to buy our first rental property. 2-4 family.The numbers:3-family home2 1-bedrooms1 2-bedroomsCurrent rents:$750, $750 and $600 (the 2-BR because tenant is seller's sister)Rentometer tells me the 1BR's can be rented for around $900 and the 2BR for $1,200.With the Rentometer numbers, according to the BP calculator, cashflow would be $443/month.One of our contingencies is that the tenants move out before closing.

If you have to rule out your back yard, pick a city you know, you travel to (family?)

I'm single have no kids and I travel 2-3 weeks out of the month for my job.

I say this because he cannot sell the property which also is in need of repair and he has to pay out his siblings (brother and sister). 

The tenants that recently moved out did a lot of traveling, so there was great opportunity for them to bring back bed bugs and give me a headache.

I'm a local investor in the Harrisburg area as well and I will second that you should check out some of the local real estate clubs at www.meetup.comThere are a couple in the Harrisburg area as well as Camp Hill, York, Lancaster, and Lebanon depending on how far you're willing to travel and your schedule.
