Are you guys meeting regularly?

I feel that I have quite a good understanding and relationship with both tenants and speak to them regularly and so far I believe both tenants are happy - they have both said they are anyway! 

They don't work a "job" so they have the time to source the best foods, get 9 hours of sleep every night, get regular massages, etc.

We inherited one long-term tenant that regularly paid late to the former landlord. 

This will be much better than the commercial rates and terms you'll get with an LLC.2) If you invest in your own name get an umbrella liability policy to cover you in addition to your regular insurance.3) If you buy in your personal name, don't bother transferring to an LLC later.

By this I mean...you'll regularly hear investors say stay away from D class neighborhoods.

I know that's not exactly rocket science and really corny but the more you talk to these people, the more you realize it's just a regular conversation and as long as you are professional and friendly, you'll be fine!!
