I would give major weight to markets you already know in some way (for example, maybe family or friends live there and you've traveled there a lot over the years).

PWC's "Emerging Trends in Real Estate" Annual report goes into detail about how and why Nashville's growth is rapid, organic and sustainable, and how that creates one of the best real estate markets in the country.

Their prior landlord only speaks Spanish, and we don't, and I cannot verify the owner via assessor records because it is California (CA doesn't have address search), so I can't put much weight on their six years of prior rental history.  

Taxes across this state are going up very rapidly.

It’s in a rapidly growing part of the city, so I feel a mixed use build would do very well.
