After a lot of research and number running, I feel like I have come across a really decent 4-unit multifamily house that will generate some great cash flow.

I am looking for a way to generate a list of absentee owners through the MLS.

However, we do not allow self-promotion, and posts looking for real estate agents tend to generate a lot of self-promotion from the agents on the site.We've locked this thread so it doesn't get filled with these posts.

I know a lot of investors that just want to focus on the passive side so they can continue to spend more time with family, generate income to ease up on hours at their full time job, preserve wealth, grow their retirement savings, ect.

I understand this would probably prohibit me from getting a 10% down loan but if it allows me to show the income generated from the rents on the property to maximize the income over the debt is something I'd consider. 

I have the primary residence which generates no income and for the properties which I own, I have done cash-out multiple times so overall my D/I is hitting the max.Is there a way, I can move one of my properties to my wife (we are in CA and she has quit claim all properties before) without any tax implications, to open up my D/II was thinking of refinancing, adding her back, and then again refinancing and removing myself but given we collectively have more than 10 properties, this route will not work.Any other ideas?

When you become an agent, you quickly realize that there is an entire industry out there feeding off of agents, fees to join different memberships like Realtor, fees for marketing, lead generation, etc.

I would then generate a lead and go and visit the lead on an appointment.

Do you hire a professional photographer for the still photos or are the photos generated by your Matterport camera sufficient for your listings?
