On my financial path i came across biggerpockets and for a while now have been listening to a couple of there podcast shows and eventually visited the website along with creating a profile but a little unsure of how to introduce myself i tought this would be a good opportunity to introduce myself to the community while at the same time connecting potential seller, buyers and everything in between while potentially allowing me to learn from as much as i could from this connection and future connections.

California and Phoenix are super hot seller's markets right now... there's simply too much competition from other buyers looking to live in the home and willing to pay market price.

I would try to get this lower than $217k IF and ONLY IF you have the backside systems in place to close the deal properly and are prepared to purchase the property should you not find a buyer.

It does tell my buyers/tenants what they want to know, but that info has a different impact on every buyer/tenant looking to buy/rent.

Doesn't necessarily need to be something monetary but even the possibility of hiring them for your properties could be value.After a couple times of doing these, you'll have a better understanding of the process... but there will still be variables (labor, materials, your exit strategy also carries weight as well, whether you're going to fix-and-flip to a retail buyer or rent it out.)

@Jamie Hall Ask the following questions to all potential brokers (in addition to commission splits, fees, etc.) 1) Who will be my mentor, what is his/her experience in total # of MF transactions broken into buyers/sellers, how available is he/she, and what expectations (if any) will he/she have in return for advice (beyond commission split)?
