Referral fee or Transactional Broker

I found a Buyer for a Multi Unit that another Buyers Agent is trying to sell.T he property is listed with an Investment Group. My Buyer is actually going to wholesale it to his investors who will then purchase it through the Buyers Agent.

Q. It is my understanding that a finders fee is appropriate of 1–3% of the purchase price.

How do I secure this ?

A referral agreement with Buyer Agent because we are both licensed or could I be a “transactional broker” on the deal.
