If it doesn't have a hand rail you might put one in, I would hazard a guess that is code to have a handrail (although I have 2 of these without handrails in my own home I think more recent safety codes would want them.

As I said, I was interested in one of his properties for purchase as a fixer up and buy and hold but since he is motivated to sell off most of his portfolio, I thought this would be a great way to be introduced into wholesaling.I don't have access to the MLS in order to get good comps, I don't have a buyer's list and I don't think I would be accurate at estimating the price of repairs so I don't think I want to tackle this on my own since there are so many properties involved.As for your question as to the dollar amount, I don't know the exact dollar amount that he needs to purchase the commercial property he is interested in.
