Unless you take a title interest or obtain funds to close, wholesaling one on one is pretty much an underground, black market business.

The biggest issues I see is are you prepared to work out new parking arrangements if you were to build on it.Put it in the contract that the seller obtain a zoning verification letter that states that the existing uses are conforming and to tell you if there have been any variances granted for the properties.

we submitted our offer already and still looking for a lawyer to represent us. the story is this. we are going to purchase a certificate from a non profit org. but what bothers us is why they did not obtain the title while they have the certificate for almost 2 yrs. the bldg was abondoned since 2013. and no one is claiming according to them. the next court hearing will be on dec12 or 17 i believe.. do you had previous experience with this?

Before, it was easier to obtain funding for the purchase of properties but that has changed.

They would have to indicate that their purchase offers were contingent upon obtaining financing.
