I have been reading and listening to all info on real estate property and everyone is like you should have at least 1.5 to 2% rent expectations which i dont really see it happening here.

@Phil Moeller if you listen to podcast #95 the was someone that was taking over his partner's half of 30 something units. he structured it in a way that he pays it out of the cashflow of the properties.

Listen man...if you can show me proof that a letter that you have written, that looks and sounds like that, has produced some revenue for you in your business than I will be willing to listen and actually use it.

@Joe Mazur, keep listening to the Podcasts, but Josh doesn't all of a sudden fall in love with Detroit.The biggest problem I see with investing in Detroit is the lack of knowledge for far-away investors.

So many people listen to the first person that reaches them when this person may not even own a single property, but boy do they have a program for you to purchase that will make you an instant multi millionaire.
