I am receiving wholesale deals via email, are they accurate?

I searched for wholesalers online in the Chicago area and I am currently receiving emails from a couple of websites. I see numbers that are too good to be true and so my question is, are these numbers over inflated and promising far too much? I can run the numbers on these properties, but then I question why are all investors not going to these websites to buy their properties? As a newer investor please let me know if I am way off base and thank you in advance!
