I have a Google Sheet going with preliminary numbers, but I am wondering if anyone has any tried and true spreadsheets (or inexpensive and modern software programs) to help me keep track of budgets and expenses throughout the duration of the project.

In my case, when I did the re-financing, I had no idea I would be a successful bidder at an auction shortly after, the auctioned house was only 5 years old, and roomy inside, modern, much better than my home.

Three ladies from a house a few doors down had been on section 8 for FOURTEEN years in just THAT house, you read that right.

The home has new floors, dual-pane windows, modernized kitchen and bathroom cabinetry, granite countertops, and contemporary appliances.

Turns out an elderly lady walked through, tripped on a root, and sued.While I emphasize with the lady, I wouldn'thave given her a penny.

How can you solve a problem for this nice lady?

Porcelain plank also looks super nice and modern.

This was a popular design style in the past, but modern luxury homes tend to favor open floor plans that allow for more natural light and a better flow between rooms. 

@Forrest Gobble Mostly qualities that all renters appreciate: Clean, updated kitchen & bath, modern paint colors, stainless steel appliances, granite counters, etc.  

Also married a very smart lady that's not a shopper. :)
