The first we are in the middle of flipping and the second because of the condition and LTV we are wholesaling.  

I hope it works out but my gut says in 2 months you will have an empty house and no money, and they will "slip out" in the middle of the night.

Unemployment 5.1%, economy growing at a 2-3% pace, low inflation, etc. but the major difference between now and then is the absence of no-doc or "liar loans".  

My old classmates & I have a reunion every year in July donating to the local kids at Westside Middle for back to school.

I skipped 2 years of college and graduated with an MBA in the middle of the recession + was diagnosed not long after with a very expensive and serious autoimmune disease.  

I have access to those and they help figure out the pace the project has been selling at and how much the builder might try to discount/ offer other things not mentioned by the sales rep.  

At @Tony Velez if you are inexperienced and the current owner is willing let them handle the eviction like @Chris K.If you buy the property in the middle of the eviction, there is paperwork you will need to fill out with the court which will allow you to take the former owners interest in the eviction.Call a Connecticut lawyer or go to any courthouse to get a rundown on how that process works.

Personally I think I am a middle of the road with my mentality on investing i.e. not super conservative or aggressive.

While it doesn't cover everything, these are the big issues that tend to just 'pop up' in the middle of the night.

It just gets too hot in the middle of the summer for a lot of the outside work, if you can avoid it!
