I am wondering if I need to get a realtor involved or what should be my next steps in buying my first duplex to house hack? 

Our plan is to move forward initially with buying single family homes in the Chicagoland area, and then use the BRRRR method to raise the equity in them so that we can grow larger and larger by buying properties with the increased equity seen after each renovation.

Smart investors know there are more deals around every corner and never get emotionally involved in their decisions.

I was introduced to the BRRRR method of investing on a BP episode and I think this is the method I will attempt once I have the money saved.

I have not typically seen banks issue out lines of credit to new land lords because of the risks involved, especially at low rates.

If either of those questions is answered with "yes" then you may have some leverage and might have to get a lawyer involved to motivate the other owner.

Before he went off to college, he was very involved in our rental/rehab business and is quite good at being able to evaluate properties for rehab scope/cost, marketability, etc.
