Tools like BatchLeads and PropStream are great for direct-to-seller strategies, but keep in mind that they come with marketing costs depending on the method you choose, such as direct mail, cold calling, or texting and have to have good nurture campaigns.

I am sure she is sending him letters (or using other methods to contact him) as well.I'm a small long-term buy-and-hold investor myself, but this property is about 4 hours away from my own market, and would be used personally by my wife and I if we were to acquire it.I'd really like some help from you large operators who work these deals all the time, as to how best make contact with the owner and see if he were interested in selling.

@Greg ScottPeople don’t know what they don’t know and think they are doing something great by raising $ and hoping to reap the rewards - not understanding that if it goes bad it can go very bad for them.Mauricio also posted a LinkedIn post on this and it’s always been a challenge and for those who have sales people but cannot pay them a commission like most sales jobs offer unless they are licensed.
