So i was wondering is there any possible way to get into contact with the current person living in the home and offer them some cash to walk away from the home and have them put the house in my name because they are going to loose the home as is.

Only to another investor, and that investor must honor existing leases and be bound by the just cause rule. if people all start selling to big companies, then there need to even stricter regulations on them including all of the above.

How much will CA loose when the wildfire goes through an area and wipes out the houses by the thousands? 

Now, there are too many "turnkey" companies to count and the definition of "turnkey" is thrown around loosely. 

@David CozziYou are using multiple LLC to insulate each asset from each other.If you put all your properties in one LLC, any inside liability rising from any of them can jeopardize all of them.By using a different LLC per property, the most you can loose is one property.Liability insurance will not protect you from everything.

A Realtor is bound to a specific code of ethics and we can be held accountable as licensed professionals.

There are a lot of other life insurance agents who are not bound by the restriction of the IB brand and are free to shop around for better products adapted to the investor world.

Its not likely to happen unless you go with very high risk pathways, and then you could loose everything.

Georgia law and the lease both give us a month/30days to return the deposit, so I think we'll be okay with a delay in those bounds.
