sounds like you have dealt with all the sharks.. if it takes a really long time to evict someone in that state your best bet maybe to let it go to foreclosure and if it bids up which it could if your buyers are already offering you whats owed. they would not do that if there was not equity above whats owed. your mom would get the overage as long as there is not junior debt.also since her credit is trashed and if you can handle her housing.. she can just stay as long as possible until she gets evicted and then just walk out the door..

Unless you were speculating on appreciation, which you shouldn't ever do. Or

Large buildings of 20+ units or so can take longer to reposition, the larger the building the longer it takes. anything from 6 months to 3 years. 

Do you use knobs or bars/handles for cabinet doors and drawers?

If the tenants refuse to open the door for PGW workers on the day of scheduled shut of, do I have the right to open the door for them and let them in?

We are looking to buy a small apartment building next year, 20-40 units (or larger if we find the right property).Question - Can cost segregation deprecation be used to offset active income from his insurance business?  

To this point, most of my experience has been with single family houses and a duplex but would consider larger multi unit property's if I could get the financing and the numbers work.

I am on the hoa board and we have not had guidance on what we need to do from the property manager, even though he knew about the leaks a few doors down, but he has not addressed us about my new leak or what we should do.  

All these 22 year olds owning 30 doors, etc. 

Any advice on what I should do, or where I can look for answers.
