Not that this is a bad thing or a deal killer - but don't assume that an area by a prison will turn into a hot neighborhood.And most importantly @Billy Guyette is ABSOLUTELY right that in C/D properties - management company is everything.

Interviewed three contractors to work on my flip.Meet with my finance guy and reviewed the company budgets Call one of my birddogs and told him I got a hot 1,000 bucks waiting for him once I close on a deal from him.
