My SFH rented for $1,200 tenants paying all utilities, the next door building rented for $1,495, but the owner paid heat, hot water, cold water, sewer and trash.

Not that this is a bad thing or a deal killer - but don't assume that an area by a prison will turn into a hot neighborhood.And most importantly @Billy Guyette is ABSOLUTELY right that in C/D properties - management company is everything.

I don't know how hot the market is in that specific area though...if people are really fighting for deals , maybe someone will go for it. 

The house is located in a Pittsburgh neighborhood that has been hot for the last few years. 

Even though Dallas is a hot RE market, there are still deals to be had and lots of job growth.TX summers are another story...............

I am presently scraping and prepping the wood on my back porch and hot tub surround.

It's been my experience that most forced air systems never seem to adequately cool the 3rd floor in this case, at least on the really hot days.

Interviewed three contractors to work on my flip.Meet with my finance guy and reviewed the company budgets Call one of my birddogs and told him I got a hot 1,000 bucks waiting for him once I close on a deal from him.
