Hello Bigger Pockets, This is my first post on the public forum, and I'm excited to jump in and interact with all the expertise around here! 

If you see a lot of value in his expertise, I would still offer him all of the items you posted above even if it is less than what he asks for. 

With the right skills, expertise and the right guidance you  can double the $3 million.There are a lot of ways you can go in the development business so you really need to know your market and the gaps that need to be filled.

What expertise will you need to acquire or hire out? 

It is really a very gratifying thing to see.  

After all, what's the point of using a professional if I don't trust their expertise. 

Along the entire past 4 years, I have been listening to podcasts, engaging in a few blogs, playing with the calculators and using the expertise of the blog community to get questions answered.
