NOI, cash flow, ROI, Cap Rate, COC, etc.Whenever I plug the numbers of anything I can find into the spreadsheet with all of these financial models I come up quite short.I live in Montreal and it doesn't seem to be that easy to find the right property in Montreal that will provide a good enough Cap Rate or COC.Basically we need to buy a house or condo at under $100K with net revenues of around $1K/month.These types of properties just aren't available in this city where housing prices are much higher.

Unlike me, I can't drive a nail straight and in retrospect that might be a good thing.I think/know that my time can be better spent in doing more productive/beneficial things that will enhance my business, so, I pay to get things done when it's warranted.Granted, there is a cost to doing business and I have baked that into my business model

ONe of my most successful colleagues who wholesales and has built a great business spent much more than the 40k 4 day wonders  but he credits his whole business to this intense one on one mentor who basically created his whole business model for him and his wife.. they are now in 3 states..

Regarding note buying, I'll admit that I don't know a lot about that business model, but I'll definitely look into it as a possibility.
