@Michael McInerny, Finally enough details emerge!! 

Currently I am living in a 50k home i bought for 14k a few years back.I have it paid off and I have an additional 40k to invest.I made a short sale deal on a property 7mo ago that is finally looking like its going to happen.

The customer service representative says we are still in the underwriting phase and it hasn’t been brought to the investors for final approval and this is the last thing holding it up.

Finally, remember to be safe and go for the higher number in your analysis and that way you aren't caught off guard at the end.   

I am finishing up a flip and am being contacted by my GC that he needs final payment funds to complete the project..

As couple of years ago, Route 202 was extended to four lanes, which has resulted in a lot of traffic.  

Turns out, it has some major flaws ($$$) The sub floor and beams under the bathroom are rotten and will result in the bathroom being totally torn up to get to the beams and repair and then putting the bathroom back together.The other thing was-there is no access to the attic.

Am I legally able to take a conditional nonrefundable deposit from a section 8 tenant to prevent her from renting some place else other then mine during/after her end part of section 8 paperwork processing stage (provided she will get the final approval by section 8 that is; she told me she has been a section 8 tenant for years and she’s just being transfer from one city to another; she verbally agreed that she‘ll rent my place)?
