Does the client have experience with this size of complex?

Does anyone have experience with 3rd party owner financing?  

Since this was my first experience, the process took longer than anticipated.

The breed insurance exclusion will give you a reasonable justification, but it could still get messy if they pursue legal action.Id dig into the true status of it being an ESA and if that pans out as "real" then its reasonable to require the tenant to carry liability insurance for the pet

Now, for those specializing in this with the experience of 150 transactions behind them, they probably have the knowledge, experience to make it work and to limit the problems of it ends up in court.

I have read several books on it and I know the business well; however, I don't have any experience.

It could be as simple as I want to learn about MF and gain that experience and break even.

I use my experience to guide the contractors I hire and to ensure they are not costing me money.

Because liability insurance + homeowners insurance + separation of finances + taking care of my property and tenants + being leveraged (the bank owns the house and anyone that might sue me will be in line after the bank) = a fine liability strategy for an investor starting out.
