What is rent escalation, and what is the average per year?

I am looking for tips on how to keep the momentum going.

Buyer offers 223, seller counter 235, buyer 224, seller 230, buyer let's it die, agent asks if we would do 224, buyer is excited, I write it up, before I hear back a new buyer enters stage and makes an offer which gets accepted right away (sounded like full ask, but not sure)- single family/invest: asking 160k, 4 offers, we offer 161 with escalator to 166, we win by 1k.- single family (my listing): asking 260, 5 offers on first weekend, 4 of them at 270, one at 266- duplex/inv: asking 215k, rents 2x1100, offer 221k, 3 offers, we win at 221- mixed use asking 250, deal fell through, seller motivated, agent tells me 225 will do. we write 225.- single family (my listing): asking 144, offer 143k- single family (my listing): asking 210, 4 offers on first weekend, all over asking, best 220k clean- duplex/inv: asking 320, rent 2x1450, we offer 322, multiple offers, we loose.

They are new, in good neighborhoods, in tip-top condition, etc. 

Any tips on how to fund these deals would be greatly appreciated!

Another tip I have learned is attending/listening to county zoning meetings.
