I plan to deduct that amount from my profit on the deal, but I wasn't sure if I would need to submit some documentation to partner and to the IRS to ensure I do not have to pay income tax on his portion.

Craigslist is probably better because you can see what others are asking for similar properties in the area.But, in my opinion, the absolute best method to determine optimal rental price is historical data, which is only available on MLS.

The entity owns the DBA... the DBA itself owns nothing.I've seen contracts with a DBA but title will typically (in these parts anyway) research who the legal entity is, have the contract amended, and ensure the deed is prepared properly.
