@Tom Mitchell , To clear your question, generally, when you say convert second home, you mean changing its status form vacation home to full rental designation because "vacation home" rules limit your deduction on the operational expense and depreciation deduction up to your rental income. 

They attempt to convey to the user what the nature of the QRP plan design is, so that consumers understand what they're getting and how to maintain a plan compliantly and not get in trouble with the IRS.

@Amir GiryesThere might be less strings attached to just gift the property to your friend, but then we encounter gift tax issues.Encourage you to engage both an attorney and a tax CPA/EA on this matter. 

I bought both my houses before my wife and I got married we were engaged but saw an opportunity to both be able to purchase separate homes before getting married.

Usually with compliance engagements the CPA won't be billing you hourly to explain your return to you. 

The site plan is currently under review and so far no design issues.I own the entire lot right now and will be selling each of the 6 lots to the new home buyers so they can obtain their own construction loan.
