I need help understanding some zoning laws for added units

Hey everyone, I recently started looking for properties that possibly have a opportunity to add another unit on site. I’m trying to understand the zoning laws, how do I know if I am allowed to add another unit on a existing property. for example, I found a tri plex and the roof needs to be replaced soon. I was wondering if I could rent 2 units out and build another story on top of the 3rd unit. So it would turn into a 4 plex. Thank you a head of time for your help

You need to identify the zoning district the property is located in within the particular government jurisdiction.  Look at the uses allowed.  Single family, duplexes, 3 unit, 4 unit, etc.   

When it comes to multiple units many times there are limitations based on lot size.  Example would be if each unit must have 3500 square feet of lot size.  A 12,000 square foot lot would be able to support 3 units.  Lot coverage, floor area ratios (FAR) may apply as well as setbacks, parking etc.  I have spent my career enforcing zoning and building code requirements.  It’s a little tricky if you haven’t worked with them in the past.  Remember to add a unit above requires design of the structure, footings, foundations, etc.
