I recently did a refi on my primary home and on the closing docs it stated that it is going to be owner-occupied for 12 months.

If they send meter reading every month you can tell if there are sneaky water leaks, like toilet flappers that leak by.  

The guy wouldnt allow us to talk alone. the minute we moved a few feet away , he brought 2 bottles of water and came to stand next to us. we were getting really uncomfortable. he asked us to come back to the table/office so he can show us some docs.

Curious as when I started I considered condos and read about 20 different Corp docs (last 3 years of monthly minutes, agm minutes/ report, and last reserve find study) and didn’t find a single one that was functioning well business wise.

Look at your loan docs for details on how it’s calculated. 

Also gutters leaked in winter bad ended up replacing $1200. 

I bought a townhouse back in 2015 (part of a 8 property complex) and there was no HOA noted in our closing docs/due diligence.
