We have a separate LLC set up for each of them and a separate business checking account to collect rents, security deposits and pay SOME expenses. 

Evictions are few and far between, but when we have one, the security deposit is NEVER ENOUGH to cover back rent and damages, the tenants always owe more.     

I'm not currently interested in making any direct income as of yet and any profits would be saved for future real estate endeavors and cushion for repairs/maintenance.
