A lot of areas have great real estate investing clubs that are not advertised through the major REIA groups. 

I have gotten great value out of low priced labor on many occasions and I have gotten little/no value by many a high priced (and google advertised/reviewed) contractor before.  

How did you get a new tenant without advertising for one?

Think about how you advertised the unit and your rental criteria... are you thinking of bending your criteria for this applicant and not for others?

I also think advertising the price could be an issue.

You can advertise no section 8 if the property will not meet their requirements or if you are going to rent the property much higher than section 8 will pay.
