Has anyone done a FLip to Custom?

I have experience designing and executing small residential and commercial projects; including custom furniture, interior and lighting design.

In fact, I am getting ready to rent my first two properties and am looking for a solid custom lease agreement.What is the best source to obtain a custom lease agreement (preferably for free if that exists?)
