So this brings me to what ideas and questions i have: i am looking at a nearby new construction multifamily property (townhouse), where the area/location has great schools and convenient  to many amenities such as shopping and easy access to downtown.Also, this townhouse is a new construction property and should reduce or eliminate  my expense cost for the first couple of years due to warranties.  

I looked at the comps a lot, and I do realize the price is retail, but the upward trend in that community has been moving pretty rapidly, with the last couple of places closing in the 160s (none of which were 2 beds).

I have found a couple who own a triplex free and clear. 

Not to mention the first $500,000.00k of profit for couples is tax free.

I also a new real estate investor with just a couple deals under my belt.

I would prefer to work with a commercial bank who can give commercial real estate rates, like between 3.5-5% APR.

If you go to a Home Depot they have a Contractor Relations desk - You can ask the manager for a 10% discount on a large purchase - I've done this a couple of times and had success!

I know of a few funds that offer preferred returns, and project double digit returns in total.

c...Personally I prefer PREIA, but both are good. 

DeKalb County required I do this on a property I had a couple of years ago to get my final permit and I think it cost me about $200-$300.
