Seller financing

I have found a couple who own a triplex free and clear. They are willing to do seller financing with 5% down. It is listed with an agent, since I would only be putting 5% down is the seller responsible for coming out of pocket for realtor fees? I doubt they will want to do this, should they try to get out of the agent contract?? any advice ?
