Maybe this is more a vent session but being a new investor I'm shocked that Pro Formas are as misleading as they are.I'm dealing with sellers who are selling to investors but their Pro Formas are written as if they were selling to consumers.

They will be in the 'hood forever more.  

In order to extract everything from this book, you need to take notes, there are so many different strategies, and bits of connected information its hard to consume it all at once.

This often leads to arguments and fights about “I heard her shower running forever and I was out of town”.

When I'm interested in something I throw myself into it fully and I am reading/listening/consuming everything I can about real estate at the moment.I'm looking at my first major investment as a possible turnkey property but am open to other ideas.

I too have been in creatives ....designing for entertainment/consumer products (for Disney, Dreamworks, Warner Bros, Mattel, Hasbro, etc. ) since my early 20’s.
