Are we eligible for an FHA loan to house hack w/ a four plex or is there no work-around for our lack of income?

It's the lack of inventory that is plaguing me.

Is it a common strategy to make a cash offer in order to have a more competitive bid and then once you've purchased the home, refinance to get your money back out?

The BRRRR method there is a bit tough- even "fixer uppers" are priced just about as competitively as turn key homes and I'm sure construction costs to rehab are sky high.

The #1  thing you need is what 99% of wholesalers lack- the ability to find good off market deals. 

Most of them have specialty’s that they are really good and competitive at.I’m unsure where you are in the process but normally I advise clients to go get 1 preapproval from a reputable lender.

@Peter Beckwith I don't think it's the case with either, because I've never heard of that.I mean, I guess I can't blame some companies for trying it, but I've never encountered it and probably wouldn't agree to it.On the other hand, if they want to give me a competitive quote on my primary residence to try to win my business independently, I'm always open to considering ways to save money 😀

I want to invest in MF, but the area that I live in does not have a lot of inventory and is competitive.
