Here is a breakdown: full kitchen remodel, new heater/AC unit/ducting, all the sheetrock in the ceiling was replaced (bad roof had caused leaking, so it was easier to replace it all),  new lightng throughout (can-styled LED lights), ceiling fans, and some other electrical work, painted interior/exterior, and tuck/pointing to a few areas of the brick facade.

B&B is good money but u need to take professional photos and market it well and constantly... find tips on YouTube.Key the choose one way and just do it coz do nothing will result holding cost.

Nowadays I have a roster of probably 30 vendors that I can reach out to (and sometimes I blast through all my options for a particular problem).The biggest challenge is find good handymen for doing low hanging fruit (fix outlets, fix sink, change light fixture, spackle/paint).
