The issue is the upper tenant..... that much noise that frequently has to stop or they move out...or swap units......

In a place like Texas where I live there tends to be severe weather and frequent storms so raising your deductible for wind/hail to save on premium might not work out.  

Everything is negotiable, have they had frequent advertiser changes?

Employment history is a major factor , look for stability and not someone who changes jobs and work type or  industry frequently .

Crashes frequently, doesn't tag, etc....Love the site though.

The COVID shutdown moved us from frequent restaurant dining to only 1-2 times a week and vacations were shutdown until recently.

But, college can potentially serve as a sort of shortcut, and--importantly--college can expose you to people different than yourself, and ideas that are different than your own more frequently than you might encounter in other formats (though, this can depend on the college--it's definitely possible to find a college that doesn't expose you to anything unfamiliar).But, if you choose the right college, and put in the effort to make connections with the right people, the rewards can be significant and multi-faceted!
