Interest is awesome as long as it creates cash flow and is making you money.

My point is the process of investing in real estate is not as fluid as it seems and for busy people it may even turn them off or they may just start splurging money and expect high cash flow and that won't happen.

Using a HELOC  is a great idea as it is essentially a cash purchase.

I do believe that folks do spend to much time trying to build a core 4 when they need to build a core of cash so they can actually transact..
