You can not count on tenant to change filters.I try to change every 3 months this insures it is at least being done this often. most of my carpet is gone and I do not allow pets so filters are not to bad when I go.while I am there I check under all sinks for water, I caught a faucet leak in kitchen cabinet this year, I also give quick look around for other damage. and have a circuit tester if I think I need a thorough inspection.

If you have a cabinet over your stove it can usually be raised up to allow room for the microwave and that also makes the cabinets look better to not be all one height.

@Jon Huber I just want to get rid of it all without having to pay a junk hauler :)   I'd imagine it would be $700 or so to have a hauler go through every cabinet and all the closets and clear it out.
