We just covered this yesterday I believe on CAP rates, your rate will never be what the previous owner's was, even if you could evaluate with like kind properties.Actually, an annuity stream is or can be brought back from each payment period with reinvested amounts at a different rate within the IRR, but it's not in your calculator.

Notes: Investor bought it cheap and put $12-15K into it for upgrades, brought it to S8 reqs and it has a S8 tenant paying $750 per month.

Account Closed, i am curious as to where your investment has brought you 3 years later. i came across this thread on a search for advice on purchasing a duplex or triplex with an FHA loan. i'm also looking to live in one of the units for a relatively short period of time (2-4 years) before renting it out. fill me in on where this 3 year old thread has brought you!!

Because the loan is secured by the asset (property) credit takes a back seat, and some private lenders will allow you to pay the loan origination points on the back end of the rehab/refi so little to no money needs to be brought to the deal (for the right deal).
