As an additional bonus, there are self-directed IRAs and Solo 401k plans that allow these excellent tax advantages AND the ability to invest into real estate for potentially higher, more stable returns than typical IRAs and 401ks locked into the stock market.

If the property is positive cash flow not only in its ability to cover its own mortgage, but to cover the difference in additional payment from your cash out refinance on your primary and then some it’s a win win.
