If you are on the cusp of approval, a mortgage officer will do everything they can to help you develop a strategy for the fastest results because they WANT you to be approved so they can make money.As far as the credit lines with your husband, can you at least close the accounts if you can't get yourself removed?

I was able to find a way around this; here is what I am dealing with:- This rule only applies to FHA loans but 95% of the buyers out there (at my price point) are using FHA loans- When I get an offer from a potential buyer and they show me a mortgage pre-approval letter it does not mean anything...most of those lenders all they do is check the buyers credit score.

To get this loan, you will have to SIGN statements saying you're going to live there.Further, there are very few loan programs that even let you buy a primary residence with 5% down.

I'm a Realtor and Real Estate Consultant here in Anchorage, Alaska and I am currently working with a client that is dealing with a subtenant that refuses to pay the agreed upon rent each month --to add to the problem, this subletting agreement has not been approved by the apartment community as required by the lease AND there is no written sublease agreement between the master tenant and sublessee.

If it's in a business entity and you want a loan, the person authorized to encumber the property in the company signs and the minutes or partnership agreements need to show such approval to act in that matter.
