So many questions!

So, I'm sure at one point or another you have been in my shoes. Clueless and motivated, but not wanting to just spin your wheels. My questions are:

1 )Is wholesaling/assignment of contract a good place to start?
2) What are the steps needed to take for assingment of contract?
3) What are some good programs (besides MLS) for locating properties, analysis, creating reports, and tracking neighborhoods? Just a very comprehensive program to help with a real estate investor's endeavors?
4) Any paid mentors that you have heard very good things about around the Ventura/L.A. area that would hand-hold me through a few deals? Or any programs for that matter?

In answer to your first question, I personally don't think wholesaling is a good place to start. If you want to get into wholesaling, start with rehabbing. If you don't have the cash to do your own projects, find another rehabber and volunteer as his intern to learn the ropes, learn how to spot a good deal, learn how to estimate rehab costs, learn how to determine ARV, build a buyers list, etc.

Once you have all those things under your belt, then start to focus on wholesaling...
