The reason you have EMD is because from time to time as you do many deals, you use EMD….The reason there is such a thing as EMD is because, many others use it.thanks for your input 

I would agree that this fee seems reasonable for your personal return including the three properties. 

There are actually some decent looking duplexes available in central/east Conroe area currently.

One reason is that those photos are not taken directly above each property.

I was just hoping to take advantage of whatever capital she does have, and making it go further by investing it in real estate.Work it out on paper how much she'd actually get in return as it may not be a lot.

DC is actually relatively cheaper cost of living than the Bay area so that is promising too. 

You can actually only put down 15% on a conventional loan to but an investment property but buying/selling to LLC does not get you anywhere or change anything.
