A good long-term solution might be sub-metering, with either passing the direct cost to each tenant or providing electricity up to X KWH per month, and tenant being billed for anything over that usage at $X per KWH.

Place “We Buy houses” flyers/business cards at unemployment offices….a lot of people there could be having trouble with their homes and may need a solution 7.

The question is with the sale proceeds I receive for the 50% sale of the interest in the property can I do a 1031 tax exchange and purchase another investment property and how can i go about doing this, if possible or is there another solution. 

most likely you have a mediation clause in the state contracts.. if you think you need to file fore mediation put up the money to do that.. many times in mediation you can reach an in between solution.

So the hot and stronger market solution may not be to invest in a cold or marginal market just because it initially can cash flow more. 

Other odor treatments will mask the smell for awhile Good luck it's a tough job.. and pets don't belong in rentals. 

My point is to try and figure out a creative solution to keep him in the mix.
