@Elias Chawki I have one tenant that pays a few days late occasionally and it is usually do to the way paychecks fall that month.

But if this is a long range investment which you plan to enjoy in your golden years, it would work, even if occasionally you are in the negative as long as the property is a quality property.

On really good deals I can occasionally get 1.5% if I find a screaming deal.

You can also find deals occasionally on loopnet amd craigslist although they are usually smaller ones listed there.
