I came across Big Pockets while doing research and saw an article listed with so many useful tips that I never thought about.

I have the standard form for Louisiana, but research on fair terms has only further stumped me...seems from one end of the spectrum to the other.

However, I would like some tips and pointers on where to get started on learning information that will help me succeed.

That's a really good tip for a beginner like myself.  

Does anyone who's taken this approach have any advice or tips?

I do not make a strong argument on the property not being top of market but I do make strong arguments on the rents having further appreciation: a) rents lag property values, property values have gone up a lot more than the significant increase to the rents. 

So just puts further strain on the potential supply.
